About LOTUS  

LOTUS (Leadership in Energy and Environmental Design – Local Operation Unit) is a Vietnamese green building certification program by the Vietnam Green Building Council (VGBC). It assesses buildings for sustainability, certifying them based on criteria like energy efficiency, water conservation, indoor air quality, and the use of eco-friendly materials. Specifically tailored for Vietnam’s climate and construction practices, LOTUS is modeled after the globally recognized LEED (Leadership in Energy and Environmental Design) program. The goal is to encourage sustainable development and reduce buildings’ negative impact on the environment, providing certification for environmentally friendly design and operation. 

Vietnam green building market 

As Vietnam undergoes rapid urbanization, the primary green constructions obtaining certification are largely industrial ventures backed or supervised by multinational corporations, favoring certifications like LEED, EDGE, or LOTUS.  

LEED marked the commencement of green building practices in Vietnam in 2010. Over the past decade, LEED has shown steady growth, certifying a significant amount of square meter (sq.m) gross floor area (GFA) annually. LOTUS, introduced two years later in 2012, initially experienced positive growth but later exhibited signs of decline. On the other hand, EDGE swiftly gained traction in the local market, demonstrating substantial growth in certified sq.m GFA since its launch in 2015. Notably, in 2019, amidst a slowdown in the real estate market, EDGE achieved a noteworthy milestone, outperforming other certification systems. 

The residential sector constitutes the majority of Vietnam’s green building market in terms of certified floor space, mirroring the largest segment in the country’s real estate market. Following closely is the industrial sector. Noteworthy is EDGE, holding the record for the highest certified floor space in the residential building category and being the sole certification system featuring certified hospitality projects. LEED stands out as the preferred certification scheme for Industrial & Office building projects, while LOTUS gains popularity among owners engaged in commercial and educational developments. 

By March 2023, Vietnam has certified 276 green building projects. These certifications span diverse sectors with a total certified gross floor area exceeding 6.7 million square meters. And as of Q2 2023, Vietnam has around 300 certified green buildings, covering approximately 7 million square meters. Despite this progress, there’s a consensus that the number remains modest compared to the potential for energy-efficient and eco-friendly construction. The government has ambitious targets, aiming for 80 certified green buildings by 2025 and 150 by 2030 as part of the national energy efficiency and sustainable development program. This emphasis on green construction aligns with global initiatives addressing climate change and promoting sustainable urban development in Vietnam.
